Boca West consists of 54 distinct villages. Below is a description of the villages.

The Island

The Island is a private gated enclave of 12 exquisite, custom built homes, each with a view of golf course (Dye IV) and water. As the jewel of Boca West, residents on The Island enjoy many different style homes ranging in size from 6,500 sq. ft. to over 9,000 sq. ft., multi-car and golf cart garages, lavish pool areas and lush landscaping.

Oakbrook

Exquisitely situated between golf vistas and a private lake, all of the 42 homes in Oakbrook are custom built and located on Palmer III. This serene enclave also has a guard gate. Luxurious homes range in size from 4,000 sq. ft. to over 9,000 sq. ft., with multi-car and golf cart garages, resort-style pools and tropical landscaping. Sites are beautifully located on the fairway of Course No. 3, or backing on to a lake.

Mahogany Bend

A small, distinctive village of 39 luxurious custom built homes ranging in size from 4,000 sq. ft. to over 7,000 sq. ft. Each home is unique in design with magnificent private pool areas, multi-car and golf cart garages, lush landscaping and beautiful views of the golf course (Dye IV) or water. Mahogany Bend offers homeowners serenity and style amidst the greenery of fairways and greens.

Wedgewood

A private, guard gated enclave, Wedgewood offers 43 spacious patio homes ranging in size from 3,200 sq. ft. to over 4,000 sq. ft. with sky lights, vaulted ceilings, magnificent pools, double car and (in some homes) golf cart garages, and very desirable floor plans. Many different, exquisite models are beautifully located along Dye IV’s fairways, greens and water, making this a very special place to live.

Chapel Creek

Thirty-seven magnificently designed patio homes on Dye IV with eight different models, ranging in size from 3,000 sq. ft. to 4,000 sq. ft., vaulted ceilings, skylights and open, bright floor plans. Chapel Creek offers three and four bedroom one or two story single family homes, private pools and multi-car and (in some homes) golf cart garages. Luxurious living with golf or water views.

Cedar Glen

Fifty elegantly designed single family patio homes offered in one story or two. Cedarwood

Thirty-one luxuriously designed single family homes with a variety of models, each offering two to four bedrooms and double car garages. These beautiful residences have their own pools, and many have vistas of the new Jim Fazio golf course (Fazio II).

The Pointe

Thirty-two impeccably designed, one or two-story single family homes, each with private pool and lush landscaping. A variety of models exist in this special village, in which many of the homes enjoy fairway views of the new Jim Fazio golf course (Fazio II). These homes offer many layout options, as well as double car garages and (in some homes) golf cart garages.

Woodbridge

Fifty-four beautifully designed single family homes with magnificent open fairway and green views of the new Jim Fazio golf course (Fazio II), or private lake views. Fairway Point

Fairway Point is made up of three elegant eight-story buildings, 31 units, offering many amenities, such as luxurious lobbies, doormen, concierge and valet services, social room, exercise room, covered parking, gorgeous pool and expansive patio area. Island Court, Wind Key, Planters Point

Island Court, Wind Key and Planters Point , comprised of a total of 118 units, are exclusive, elegant, attached (4 units) homes with private pool and double car garage. These homes boast spacious, open floor plans with vaulted ceilings and skylights. The two-story model has the master bedroom down, with three additional bedrooms and two baths upstairs. The one-story, three bedroom home is beautifully designed with sliding glass or French doors across the living room and family room, overlooking the pool area and golf (Dye IV), water or tropical views.

Waters Edge, Waters Reach, Waters Bend

Each of these villages, Waters Edge on Fazio II, Waters Reach and Waters Bend on Dye IV total 168 units, is made up of elegant, spaciously designed two or three bedroom attached villas, ranging in size from 1,500 sq. ft. to over 2,400 sq. ft. Most of the homes feature vaulted ceilings, garden atriums, magnificent lake and fairway views, skylights and one or two-car garages. Each has a beautiful kitchen with ample space for dining, as well as an open floor plan. There is a community pool.

Baywood, Fairway Oaks , Woodcrest, Cypress Walk

These attached patio homes, totaling 220, range in size from 2,000 sq. ft. to 3,000 sq. ft. and each has a double car garage and (in some homes) a golf cart garage, and private pool. The open, bright floor plans offer vaulted ceilings and skylights, and sliding glass or French doors.There are golf, water or tropical views. There are one or two-story luxury residences. Fairway Oaks (Palmer III), one section of Baywood (Dye IV) and Woodcrest (Palmer III) have three bedrooms upstairs in the two-story model. In one Baywood section, the two-story model boasts the master bedroom down, with three additional bedrooms and two baths upstairs. Cypress Walk is located on Fazio II.

Peppertree I, II, III

The villas of Peppertree I, II and III, totaling 208 units on Palmer III, stress imaginative design and free-flowing spaciousness. Standard features include vaulted ceilings, solariums with skylights, two car garages, separate master bedroom suites and Spanish tile roofs. Villas range in size from 1,400 sq. ft. to 2,000 sq. ft. and many are open to the fairways and greens, or to private lakes. There is a community pool.

Clubside Villas, Charter Cay

Spacious, plantation-style homes designed with tropical Florida charm in mind. Most enjoy views of the golf course (Palmer III) or a lake, and each has a large single car garage. These sun-drenched, open-air homes are beautifully designed with bright, open floor plans, oversized master baths, a gourmet cook’s kitchen, vaulted ceilings in the upstairs residences, and large verandas for catching morning or afternoon breezes. Homes range in size from 1,800 to 2,500 sq. ft. Each community has its own community pool. Units total 160.

Plantation Colony

This community is nestled into a unique setting around Palmer III. Not only is Plantation Colony surrounded by lush tropical landscaping, but each home , 120 units in total, is modeled after original plantation homes and has enormous roof overhangs, providing abundant, cooling shade. The interior of each home has large sliding glass doors leading to an expansive wrap-around porch. There is a community pool.

The Cove

The Cove is located on Palmer III and is within walking distance of the main clubhouse. The 35 residences have either two bedrooms with a den, or three bedrooms, and range in size from 1,650 to 1,700 sq. ft. Second story units feature vaulted ceilings with skylights. These beautifully designed homes have open-air rooms, large verandas and access to the community pool.

Sabal Lake

Built for maximum comfort and minimal maintenance, Sabal Lake is comprised of 108 luxurious one and two-story garden apartments on Dye IV. Each one overlooks lakes, lagoons and lush landscapes. Cypress Point Villas offers 51 attached single-family homes with garages. Laurel Oaks

Laurel Oaks is a luxurious mid-rise community with elegantly furnished lobbies and a community swimming pool. These 38 residences are exceptionally well designed, with an open floor plan. Bridgewood Midrise, Lakewood Midrise, Willowwood Midrise

Bridgewood (370 units), Lakewood (354 units) and Willowwood (276 units) are mid-rise condominium communities. Both communities, Willowwood Gardens has 134 units on Fazio II and Lakewood Gardens has 94 units on Palmer I, feature two or three bedrooms, and two to two and one-half bathrooms. Bridgewood Villas

Pinelake, Bridgewood Gardens

Pinelake, 54 units and Bridgewood Gardens, 178 units, located on Palmer I, boast garden apartments and town homes with a variety of wonderful, open floor plans. These one and two story units have two to three bedrooms, and two to three baths. Each has its own community pool.

Arbor Lake Villas, Courtside

Arbor Lake, 46 units and Courtside, 48 units, located on Palmer I, are both conveniently located within walking distance of the main clubhouse. The residences boast two master sized bedrooms and two baths. Each residence has an inviting, open living room, is spacious and bright.

Quail Hollow, Brookwood

Brookwood, 65 units on Dye IV has two bedrooms, and Quail Hollow, 44 units on Palmer I, has two and three bedroom layouts. Each community has its own community pool.
